Project Delivery Methods

Speed Fab-Crete builds projects through four contract methods. Select the one below that best suits your needs.
Design-Build

A turnkey construction solution, performed under one contract, preferred by most owners.
Construction Management-At Risk

SFC assumes risk for construction, manages construction, consults in design process.
Design-Bid-Build

A traditional solution, architect produces plans, construction contract awarded to best bid.

What is Design-Bid-Build?

A system of contracting by which an architect is retained, permit plans are drawn, bids received and a construction contract is awarded, usually to the lowest and best bid. Once the preferred method, the popularity of this approach continues to diminish.s

Owner hires architect to produce permit construction plans. Project bidding is by either "selected" contractor, invited "prescreened" contractors or offered to any contractor, regardless of capability or past performance.

This method has features which can cause problems for the owner:

  • Budget control can be lost during drawing phase. If architect is not costing the project while he draws, owner's cost will depend on the "low bid" contractor, often unknown until bid opening. This results in a project over budget, a disappointed owner, and construction delay while awaiting new decisions.

  • Typically, owner does not know "low bid" contractor until bid day. This prohibits contractor to be pre-qualified on past performance, workmanship, and financial stability. Bonding a project does not necessarily address these concerns.

  • Architectural expense to owner is based on percentage of final project cost, usually 6% to 9%. This deters controlling cost of plans and specifications and rarely brings a project under budget.
